Stages of Buying & Construction

As home builders, we realize that the key to providing a better home buying experience is to help our customers - who will soon be new home owners - to recognize the steps of development. Understanding the home buying process makes the home construction experience much easier and much more exciting to follow.
Our Step-by-step Approach
1Mortgage Pre-Qualification
Begin the loan application process with Southern Lending Services, Ltd., get your pre-approval amount and move forward with a Sales Agreement.
2Sales Acceptance and Behind the Scenes Preparation
Once you have decided on the home of your dreams, it’s time to finalize your Sales Agreement. Once this process is complete, our behind the scenes team will begin working to secure everything from permits to your specific house plans. Deposits – Earnest money is collected at time of contract with your Sales Associate. To follow commitment deposits are collected within 21 days of contact.
3Design Appointments
Now the fun part begins! During your appointment at a Scott Felder Homes Design Studio, all selections for the interior and exterior of the home are made to reflect your individuality and lifestyle.
4Pre-Construction Orientation
Review the design of your home and any selections you have made in order to set expectations for the construction process. Throughout the construction process, your Sales Associate will be your primary contact and will provide you with regular updates. Be sure to address any questions or concerns directly with him or her.
5Under Construction
The construction of the home has many moving parts. Due to this variable, and many other factors such as weather, labor, and supply availability, timelines for construction are estimates. They can and will vary as conditions dictate. The home site is cleared and prepped for foundation. After foundation is poured the home is framed and the roof trusses placed on the home. The exterior shell of the home is then completed. Mechanical rough ins and electrical and low voltage wiring is installed. Pre-Sheetrock Orientation and inspections occur to review all features and selections. Please allow between 1-2 hours for this appointment. Drywall is then installed. Exterior finishes such as masonry and concrete flatwork are installed. Interior finish outs such as trim, cabinets and paint occur. This is followed by tile, mechanical trim outs, electric and low voltage trim outs, hardware, mirrors, shower doors, countertops, tile backsplash, and appliances. Interior flooring and completion of exterior with landscaping finish on the home. The home is then ready for final inspections including new home buyer orientation.
6Inspections
Your Scott Felder home undergoes a Third Party Inspection Process prior to foundation pour, drywall and completion. A personal third party inspector may be used at your expense, with advanced notification. See Sales Agreement, paragraph 10, for specifications.
7New Home Orientation
During the New Home Orientation you will go over the entire home together, walking the exterior and interior to get a demonstration of the features of your home and a room by room inspection. You’ll learn how all the systems operate, like water/gas cut-offs, gfci outlets, how to get your car out of the garage if the power goes off, replacing the filter for your AC and what your responsibilities are to maintain your home as the homeowner. This takes place approximately 7 days prior to closing. Allow between 2-3 hours for this appointment. Any issues will be corrected during the time between the first and second pre-closing meetings. Your second meeting will take place just prior to closing where you will sign your “Affidavit of Acceptance”. Please allow 30-45 minutes for this appointment.
8Closing and Warranty
The closing of your home is quite often the most exciting day in the process of building your new home. Upon the closing of your home and funding of your loan, keys to your home will be given to you at the Sales Center. Congratulations! You are now the proud owner of a Scott Felder home. In order to ensure peace of mind, your closing package will include the registration of your ten-year limited warranty.
